Expected rents 2020 in largest municipalities
In 2020, an average rent increase of 4% across the Netherlands is expected. Within the five largest Dutch municipalities (in terms of population), a larger average increase of 5.1% is expected. Although the largest increase is expected in Rotterdam, Amsterdam remains the most expensive.
The predictions are based on Bloxs Forecasting, an application that combines big data with Artificial Intelligence. It refers to the increase in rents that a new tenant pays in the free sector.
Expected increases 2020
The largest increase is expected in Rotterdam (12.9%), followed by Utrecht (10.4%). In The Hague the increase is expected to be 3.9%, in Amsterdam 2.8% and in Eindhoven the expected increase is the lowest: 0.1%.
Expected prices 2020
Despite the expected large increase in Rotterdam and Utrecht, Amsterdam remains the most expensive municipality, with an expected average rent of €25.70 per square meter in 2020. The expected average rent of a square meter in Rotterdam (€21.80) and Utrecht (€21.20) is close. In The Hague, an average price per square meter of €18.50 is expected. In addition to having the lowest expected increase, Eindhoven also has the lowest square meter price: €16.90.
